| Thursday, September 22nd, 2011 Legislative Update and Report MCE Class at ARBOR. The course will cover, in depth, the changes passed by the 82nd Texas Legislature affecting agents and brokers and their real estate clients, and will help the brokers and agents apply and implement the changeses in the day-to-day duties. | ARBOR MEMBER LUNCHEON THIS WEEK | |
| The Member Luncheon will be Thursday, September 8th beginning at 11:30am. For the program we have an Appraiser Panel discussing the changes in the appraisal process that went into effect September 1st. Our sponsors will be Karen Cone of Brookdale Senior Living and Wendy McMahon of 2-10 Homebuyers Warranty, along with our our Silver Sponsor, the Star-Telegram. Reservations are not required and the cost is $12 at the door for REALTOR and Affiliate Members. Non-Member guests, $15. | |

| REMEMBER WHERE TO PUT SHORT SALE REMARKS | |
| When using "Short Sale" remarks in your listings, remember; they may only be entered in the PRIVATE REMARKS field. This is still one of the most common Datachecker violations by listing agents, almost 2 years after the rule went in to effect. Please familiarize yourself with MLS Rules. Please use the new "CheckIt" menu tool when entering a listing and it will let you know if your listing passes Datachecker before hand. | |
| NEW DATACHECKER NOTICE FOR MAPPING | |
| NTREIS has put a new rule into Datachecker to check for listings that do not have geo-codes and therefore do not plot on a map. This is an informational Notice only, no fines or further Notices will be assessed. It is designed only to alert you and the broker that your listing does not plot on the map in NTREIS Listings at this time, and give you the opportunity to send coordinates or latitude and longitude to get the listing mapped in NTREIS Listings. | |
| PAYING COMMISSIONS ON THE "NET" | |
| NTREIS MLS does not allow a listing broker to "pay commissions based upon the net sale price". The ONLY reduction in commissions allowed are on short sales and that has certain requirements that must be stated in Private Remarks to do that! Otherwise, selling agents can plan on receiving what is listed in the "BAC" field of the MLS. | |
