Property is available for sale
(showings & offers). Will
expire on the original or amended expire date the agent

Active-Contingent – Property has an
offer on it but there is a contingency (i.e. financing,
inspections, short sale approval) – still taking
showings. Will expire on the
original or amended expire date the agent has entered. |
| KO (AK) |
Active-Kick Out – Property has an
offer contingent upon the sale of another property -
still taking showing on property
Will expire on the original or amended
expire date the agent has entered. |
| OPT (AO) |
Option Contract – Property has an
offer on it that has an option period – still taking
showings. Will expire on the
original or amended expire date the agent has entered. |

Pending – Property has an offer
(contract with contingencies, kick-outs or options) – no
more showings. Pending
listings do expire, but they will stay pending until
closed. Expired dates must be extended to include the
Pending period. |

Cancelled – Unconditional release

Temp Off Market –Owner has a reason
they would not like to show the property for a period of
time but they are still under a listing agreement.
Temporarily off market used for various reasons (i.e.
awaiting executed documents, no showings- no offers,
remodeling, owner illness, etc.).
DOM will continue to accumulate –Use only
for short periods. Will
expire on the original or amended expire date the agent
has entered. |

Withdrawn Sub Listing – Under the
sub-divided listing function, you can have a main
listing with several sub listings….withdrawn sub listing
would mean the sub listing is no longer available on its
own. |

The listing should allow all showings
and all offers |
| TOM |
Take the listing Temporarily Off
Market if no showings and no offers are allowed. This
should be used for foreclosures that have been verbally
accepted but seller wants no further showing or offers.
It should be for any situation where the seller is not
accepting offers or showings. |
| AC |
Active-Contingent should be used for
executed contracts that have Lender approvals pending,
financing pending, sale of other home, etc. This should be the status for
Short Sales awaiting the Lender's approval of offer. |

Cancelled is an unconditional release
of the listing and the property is free to be re-listed |
| WTH |
Withdrawn status is NOT a release,
the listing broker still has the listing, but MLS

CDOM
(Cumulative Days
on Market) – is a combination of any previous listing’s
DOM plus the current Listing’s DOM. If a Listing is
Cancelled, Expired or Sold ; the CDOM computations will
reset to “zero” after 30 days. The CDOM field reflects
the Archive Search and Results function.
